MR. LISTER FUELS TREND OF 'FOR SALE BY OWNER'
By Placing Inventory on Multiple Listings
Home Sellers Reach Realtor Clients, But Save Thousands in Commissions

WHAT:   Maryland realtors have traditionally used a two realtor sales system that results in an average 3% sales commission each, for example, for the Buying realtor and the Listing realtor. Since 1986, a real estate firm called Mr. Lister has been changing the way homes are sold. Owners who want to sell on their own can enjoy the advantages of the Multiple Listing System (MLS), but save one of the two commissions. Traditionally, the Listing Broker lists a seller’s home on the MLS, an electronic inventory of homes accessible to over 34,000 plus agents. Instead, Mr. Lister can put a “For-Sale-By-Owner” on the MLS for a flat “Quick List” fee. The “For-Sale-By-Owner” gets the exposure of agents bringing potential buyers to see the home. Mr. Lister’s flat fee is $399, instead of thousands of dollars in commissions. A seller does not pay a commission when the Buyer is not represented by a Broker. For example, the seller of a $160,000 home can save $4,800; savings on a $300,000 home may reach $9,000.

WHO:Maynard Gottlieb, President, Mr. Lister Realty and a real estate broker, explains, “Baltimore home inventory is at a low; so homes are not on the market for very long. Why pay a second realty commission for a home that’s not going to be on the market for very long?” Hillary Holman, Vice President, Mr. Lister Realty, adds, “Mr. Lister offers the Selling Broker more listings to show. We place inventory onto the MLS market that wouldn’t have gotten there with the commission costs of the two realtor system.”

MR LISTER - 'FOR SALE BY OWNER' SPECIALIST
Has spike in demand for menu of realty services

WHAT:  Mr. Lister, a licensed real estate broker business located in Pikesville, reports a 100% increase in the number of Residential Contracts it has drawn during the summer of 2003 compared to summer 2002.

Mr. Lister is a “For Sale by Owner” specialist, offering an “a la carte” menu of services to support home sellers. The main service is a $399 Quick List, which saves the seller thousands of dollars in real estate commissions while placing the residence onto the Multiple Listing System (MLS), an electronic inventory of homes accessible to 34,000 plus Maryland realtors.

However, Mr. Lister also offers “For Sale by Owners” other separate realty services for additional flat fees. Owners can opt for Mr. Lister to: Prepare Contract with Addendums, Review Settlement Sheet & Calculate Closing Cost, Attend the Settlement, Lease a Lock Box, etc. No one separate service is dependent on another. Many “For Sale by Owners” have not used the Quick List, but have asked Mr. Lister to prepare their Residential Contracts.

Maryland realtors traditionally use a two-realtor sales system, which produces an average 3% sales commission each for the Buying realtor and the Listing realtor. “For Sale by Owners” who choose the “Quick List” with Mr. Lister can enjoy the advantages of the Multiple Listing System (MLS), but save one of the two commissions. For example, the seller of a $160,000 home can save $4,800; savings on a $300,000 home may reach $9,000.

The “For-Sale-By-Owner” gets the exposure of agents bringing potential buyers to see the home, and does not need to buy ads in local papers or wait for potential buyers to spot a “For Sale” sign on the lawn. Founded in 1986, Mr. Lister has grown steadily for seventeen years. (See fact sheet.)
