Home Sellers Reach Realtor Clients, But Save
Thousands in Commissions

WHAT: Maryland
realtors have traditionally used a two realtor sales system
that results in an average 3% sales commission each, for example,
for the Buying realtor and the Listing realtor. Since 1986,
a real estate firm called Mr. Lister has been changing the
way homes are sold. Owners who want to sell on their own can
enjoy the advantages of the Multiple Listing System (MLS),
but save one of the two commissions. Traditionally, the Listing
Broker lists a seller’s home on the MLS, an electronic
inventory of homes accessible to over 34,000 plus agents. Instead,
Mr. Lister can put a “For-Sale-By-Owner” on the
MLS for a flat “Quick List” fee. The “For-Sale-By-Owner” gets
the exposure of agents bringing potential buyers to see the
home. Mr. Lister’s flat fee is $399, instead of thousands
of dollars in commissions. A seller does not pay a commission
when the Buyer is not represented by a Broker. For example,
the seller of a $160,000 home can save $4,800; savings on a
$300,000 home may reach $9,000.

WHAT: Mr.
Lister, a licensed real estate broker business located in Pikesville,
reports a 100% increase in the number of Residential Contracts
it has drawn during the summer of 2003 compared to summer 2002.
Mr. Lister is a “For Sale by Owner” specialist,
offering an “a la carte” menu of services to support
home sellers. The main service is a $399 Quick List, which
