Exclusive Listing Agreement

Please make sure to initial each page at the bottom and sign on the last page. The compensation for a Broker that provides a buyer is required. Seller’s are still allowed to sell on their own. Keep in mind that MLR sees anywhere from 2-3% in the MLS system as compensation. Furthermore, it is typically the first thing that Agents check before placing a call to schedule an appointment.

Maryland Residential Disclosure Disclaimer

This document is actually two documents in one. It gives you the opportunity to disclose all the features of your home (Disclosure) or sell you home as-is (Disclaimer). If you choose the (Disclaimer Statement) you do not need to fax the remaining blank pages of the (Disclosure.)

 

Federal Lead Based Paint ( Required even if your property was built after 1978)

This document is necessary for “all” homes built before or after 1978. If you are unaware of any lead paint in your home, make sure to initial (a) & (b) and then check boxes 2 & 4, under the Seller’s Disclosure, “Seller has no knowledge…and “Seller has no reports or records… Finally, make sure you sign on the last page under, “Certification of Accuracy.”

 

Whom the Agent Represents

This is a document that acknowledges Mr. Lister Realty is representing you as the seller and therefore must be signed. It is imperative that you provide correct contract and sold information because it is retained in our records and shared with the MLS, Real Estate Commission and Board. On the second page please make sure to sign above the signature.
