Showing Time creates a link on your listing that all agents use to schedule appointments. We set up the showing parameters with you, based on how you’d like to show your property. Make it as easy as possible for agents to schedule showings on your home. It also gives you all of the agent’s contact information at your fingertips and automatically requests feedback from each agent who shows your home. (**I can’t fully explain how important this service is for selling your home. Not using the service puts you behind your competitors. **)

(Included in our Discounted Full-Service Package) Going out of town? Fixing something in the home? You can block off a certain time to do this through the Showing Time service. You can change who gets notification of a showing or who approves a showing, on the fly

(Included in our Discounted Full-Service Package) Don’t have a scanner? Having trouble keeping the contract and addendums organized? Let us run all the necessary documents that need to be signed through Authenti-Sign. Not only does it keep things organized, but it also compresses the file to make emailing it super easy.

(Included in our Discounted Full-Service Package) In today’s web-based world, almost all buyers start their search by themselves online looking at pictures of homes. High-quality pictures are the most important tool to sell your home! We have several professional photographers on standby to take pictures of your home. Our photographer will reach out to you for photo shoot scheduling.

This service provides an interactive walk-through tour of your home. Virtually toured homes attract more interested buyers by allowing potential purchasers to take a good, first look at the inside of your home, 24 hours a day, 365 days a year from anywhere in the world. With this service, be assured that only very interested buyers are making appointments to come see your home live.

(Included in our Discounted Full-Service Package) Have you made some updates to your home and/or need to replace some of the pictures in your Listing? We can add and/or delete pictures anytime for you.

(Included in our Discounted Full-Service Package) Are you almost ready to list your house but not quite? Use our Coming Soon option to get the exposure of your home on the Multiple List for up to 21 days without accumulating days on the market. We can make your home Active any time you’d like within the 21-day timeframe.

(Included in our Discounted Full-Service Package) Are you planning on holding an Open House? Get the word out on the Multiple List and on all of the websites the Multiple List publishes to (Realtor.com, Zillow, Trulia, Redfin, etc.) that you are holding an Open House. (Two free Open House Announcements are included in the Seller’s Choice package.) Also, the MLS (Multiple List Service) prohibits announcements in the Remarks Section of your Listing. Therefore, your information will be posted in the Open House section of your Listing. NOTE : You will host the actual Open House, we just schedule it for you.

(Included in the Seller’s Choice Package and our Discounted Full-Service Package.) Our eye-catching yellow and blue, “For Sale,” sign will tell everyone that your property is on the market! Our signs have our phone number and web address on them, to make it as easy as possible for prospective buyers to reach us about your property. If we get a call from a potential buyer, we will forward them over to you as quickly as possible. Often, texting them your contact info so they can reach out immediately. The sign and post will be professionally installed within a few business days of ordering. Mr. Lister sub-contracts with an outside company to install the signs; therefore, we cannot give you an exact date or time.

(Included in our Discounted Full-Service Package.) Are you selling your home in the City with no place to put a wood post for a sign? Let us have a hanging city sign installed out one of your windows. You won’t miss this sign, so you can have the peace of mind in knowing that anyone driving or walking by will know your home is for sale.

(Included in our Discounted Full-Service Package) If you need assistance with scheduling showings, then our combination lock box is the answer. The box is either hand-delivered to you or shipped to you via UPS 2-day delivery. You assign and are responsible for creating the code and giving it out to Agents and/or Buyers.

(Included in our Discounted Full-Service Package) The Sentrilock Lockbox is an electronic lockbox that only allows licensed agents to access the property. Normally, working in combination with using the Showing Time, showing service. Sentrilock boxes are the most secure way to allow agents into your property. The Sentrilock is hand-delivered and set up for you. (**These boxes must be returned to Mr. Lister after your house has sold.**) (Installation is subject to location and accessibility.)

(Included in our Discounted Full-Service Package) Do you have a Buyer who is not represented by an Agent? Do you need to have a Contract of Sale drawn up? If either of these questions are true, let Mr. Lister Realty draw up a complete contract for you. All of the necessary information will be obtained from both parties and used to prepare the contract and all required addendums, etc. Rest easy knowing that the contract will be drawn up by a Licensed Real Estate Broker with significant experience

A licensed and experienced Real Estate Broker will draw up a lease for rent. All of the necessary information will be obtained from both parties and used to prepare the necessary documents.

Mr. Lister Realty will go over contracts one by one for you with a fine-tooth comb. Selling your home is one of the most important decisions you’ll make. (Included in the Seller’s Choice Package and our Discounted Full-Service Package) We’ll calculate your closing costs based off of the contract terms and get you an estimated Seller’s Net (money you’ll be walking away with at settlement.)

(Included in our Discounted Full-Service Package) Be assured that the numbers are correct prior to sitting down for settlement. Your settlement sheet will be reviewed by a licensed, experienced Real Estate Broker who has looked at thousands of settlement sheets over the years.

(Included in our Discounted Full-Service Package) Use the knowledge of a licensed, experienced Real Estate Broker to help you determine a value for your home. We’ll take all of the details of your specific home and pull comparables to help determine a sales price for your listing using all of the tools of the MLS, etc.
